Position – Building Maintenance Manager
Experience – 4+years in the real estate industry

BASIC RESPONSIBILITY :

  • Planning, directing and controlling the efforts of the Maintenance Team
  • Liasing with clients and reporting progress to residents
  • Checking electrical units
  • Delegating work responsibility
  • Recording daily maintenance activity
  • Mentoring inexperienced or new employees
  • Running an efficient repairs reporting system
  • Responding quickly to any emergencies
  • Participating in senior management meeting
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with suppliers and subcontractors.
  • Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing, or other small chores that may be involved in building maintenance
  • Direct day-to-day operations through Administrative and Operations Supervision
  • Organising security and general administrative services and keeping a tab on these services. 

Position – Accountant Executive – Retail and Leasing 
Experience – 3 to 4 years’ experience in the real estate industry
Key Points – Candidate should have in depth knowledge of the direct tax regulation in India and should be open to handling in detailed maintenance accounts and billing for a retail collection business. 

DESCRIPTION :

  • The candidate should have 3 to 4 years’ experience in account field. 
  • Prior experience in mall accounting which includes direct tax code and service tax.
  • Should be able to handle Accounts independently 
  • Be able to handle monthly reconciliation statements 
  • Be able  to handle individual retail accounts, and follow up on payments and collections 
  • Be able to handle in depth reconciliation of service tax for retail clients based on leases, and maintenance on a monthly basis
  • Filing of service tax on a monthly basis
  • Liaise with tax consultants and advisors for tax optimization purposes
  • Arrange for timely and correct payment of tax to ensure that no penal interest is paid or whatever paid is minimum
  • Minimize cost escalations due to penalties for delays in tax filing/inaccurate tax filing
  • Maximize rebates and MODVAT credits against the payment of taxes
  • Make and submit bills to retailers on a monthly basis, including classification and handling of previous due statements. 
  • Coordination and finalization of accounts with individual retailers. 
  • Other basic Administration duties as necessary. 

Position – Accounts Executive (Indirect Taxes)
Experience – 5 to 7 years’ experience in the real estate industry handling indirect taxes
Key Points – Candidate should have in depth knowledge of indirect tax regulation of India

Basic Responsibilities :

  • Monthly reconciliation of Value added Tax (VAT).
  • Calculation of VAT input and output credit under regular VAT scheme.
  • Monthly reconciliation of Service Tax.
  • Calculation of Service tax input and out credit.
  • Preparation of VAT/ST billing formats for clients.
  • Coordination with VAT/ST consultants regarding calculations and payments of VAT/ST.
  • Help in transition to GST.
  • To have no delay in submission of above returns.
  • To assist and guide in obtaining approval & registration under various tax regulatory. 
  • To assist and guide preparation of timely and proper details for VAT Audit .
  • To ensure minimum statutory audits queries & irregularities pointed by internal audit Assisting and guiding in calculation of tax payable & VAT TDS.
  • Liaise with tax consultants and advisors for tax optimization purposes
  • Other basic Administration duties as necessary. 

Position – CRM Executive 

Experience – 4 + years of working in the CRM division.
Key Points – should have good communication skills and be proficient in maintaining charts, and follow up on payments. 

Basic Responsibilities :

  • Meet and greet clients and visitors.
  • Prepare agreements of sale, sale deeds, allotments letter, demand letters, thank you letters, etc. 
  • Interact with clients regarding pending payments.
  • Handle complete after sales service such as preparation of agreement of sale, sale deeds, demand letters, payments receipts, etc.
  • Coordinate with the client regarding customizations and coordinate with engineering team regarding feasibility and cost.
  • Take clients on site visits whenever necessary and explain to them the project in detail.
  • Take part in CRM, marketing and sales review meetings.
  • Update sales charts, payments and give a weekly review to management. 
  • Handle all bank queries, coordinate with banks for approval of projects and get sanction letters. 
  • Support staff in assigned project based work
  • Other duties as assigned

Position – Head - Sales & Marketing
Experience – 8 + years in the real estate industry

Description

The candidate should be result oriented and should be able to sell high-value residential homes and villas ranging from 30lakhs to 5 crores. 

We are looking for a Sales and Marketing Head who will organize a team, train the team, track marketing budgets, meet and convert clients and ultimately produce results. With that, he should be capable of converting site visits to bookings and helping the sales team out in these conversions.  We are looking for efficiency and leadership to fill in the role in our organization. 

The head will also be a direct coordinator between the management and sales team and will be completely responsible for the sales and marketing team and their performance. You will also be responsible for inter-department coordination between heads whenever needed. 

Key Skills

  • 5+ years’ experience in on ground sales and marketing
  • 3+ years’ experience in a leadership/senior executive position. 
  • Passionate for Sales
  • Native of the city for 5 to 10 year
  • Possess Good Presentation & negotiation skills
  • Must have a long term vision

Position – Marketing & Strategy Executive
Experience – 4 + years in the real estate industry

Basic Responsibilities

  • Prepare marketing reports by collecting, analyzing, and summarizing sales data such as the number of leads per week, a number of site visits per week, no of sales converted per week,etc. 
  • Supports sales staff by providing sales data, market trends, back office help, coordination. 
  • Researches competitive products by identifying other projects close by, analyzing their pricing, product and location and maintaining research databases.
  • set out a marketing strategy and budget at the start of every quarter, 
  • determine the amount to be spent on each medium and return on investments from marketing activities
  • Help set up marketing collaterals, designs, etc and keep up the brand image of the company. 
  • Study marketing & consumer trends and 
  • Help convert leads to site visits and coordinates with the sales team. 
  • Help out in administrative functions as requested. 

Position – Sales Executive
Experience – 4 + years in the real estate industry

Basic responsibilities 

  • Meet and greet clients and visitors.
  • The closing of potential leads and converting them into sales. 
  • Prepare marketing and sales reports by collecting, analyzing, and summarizing sales data such as the number of leads per week, the number of site visits per week, no of sales converted per week,etc. 
  • Meet and develop a relationship with new channel partners and get conversions from them. 
  • Send mails to potential clients, interact with them for queries, and convince them regarding projects. 
  • Research competitive products by identifying other projects close by, analyzing their pricing, product and location and maintaining research databases.
  • Take part in CRM, marketing and sales review meetings. 
  • Take part in exhibitions, sales forums, and other events representing the brand and meeting potential clients. 
  • Prepare and give presentations and sales information to clients. 
  • Ensure network, customer facilitation, VIP visits, and Project coordination when required
  • Perform all other administrative duties as required on a need basis. 

Position – Front Office Executive
Experience – 2+ years in any industry.

Basic responsibilities

  • Handle front office duties, calls, handling of visitors, etc. 
  • Arrange for office equipment’s & supplies, stationery procurement
  • Welcome visitors by greeting them, in person or on the telephone; answering or referring inquiries and directing them to the concerned person. 
  • Directs visitors by maintaining employee and department directories; giving instructions.
  • Maintains security by following procedures; monitoring logbook; issuing visitor badges.
  • Maintains safe and clean reception area by complying with procedures, rules, and regulations.
  • Receive and sort calls, and give basic information on projects to potential clients if sales team is unavailable.
